Buying subject to the existing mortgage has exploded in popularity over the last few years in the real estate investing world. One of the ideas I keep seeing pushed is that you don't necessarily need equity to make subject a subject two deal work. And look, as a creative finance person who's been buying with
creative finance for over a decade, I understand that point, but there's some nuances to it. the seller. Let's just say the seller owes 300,000 and the house is only worth 300,000. No problem. Just take over the mortgage because hey, look, it's a 2.5% loan. That's the thing that makes it a deal. Maybe there's even negative equity.
Three, they owe 300,000, but it's worth 285. Still a deal as long as the interest rate and terms are good enough, right? You see, here's my question with all of that. At what point do you question that financing as not making sense or do you question it as being risky? Now, because I think a lot
