One of the main questions I get in agent investors, on social media, at networking events, meetups, and so on is people talking about the inconsistencies in real estate. I had a great month this

last month, and then I have nothing this next month. Or even worse, I had a month where I closed a deal, and then I had 3 months where I had nothing. And unfortunately, I see that more often than I see people say, "I'm consistently closing deals." And so, what I found over the last 12 months in 2025 is that

unfortunately, a lot of people don't know how to build a pipeline. We know how to generate revenue. We have an idea of what the strategies are and how to make money, but we don't know how to build a business that is consistent. So, I'm going to share today exactly how to build a pipeline, how we've done this

successfully in 2025, and just to kind of give a little bit of a spoiler alert, we've made over a million dollars this year doing the exact same things I'm going to be talking about today. Every deal I've done is either through agent outreach, through the MLS on-market acquisitions, or from a joint venture

deal brought to us. Most importantly, none of the deals that we did this year costed me any money at all in marketing. The only amount of money that I spend on my business are on a couple softwares, which I'm not even going to gatekeep. I'm actually going to talk about it today. So, without further ado, I'm going to
