Okay, I probably shouldn't share this and name and shame some other projects, but I'm just using them as a comparable. So this afternoon I had a conversation with an agent about how good this one district project is. And earlier in the year, I was doing some homework for a client looking for an office for themselves and they wanted to buy it off plan.

So we looked at Mido Ray in JLT and we looked at the one central Shoba project. Okay, so let's start with Mido Ray. this particular project i was looking at a unit for 5.5 million and it was around 1 400 and something square foot that comes in at 3 500 durhams per square foot there thereabouts now

the facilities of the media red building are fantastic however it doesn't have the added value of the shopping mall yes arguably you're in the jlt district which has a very good business community but then again the building in my opinion doesn't offer what the one district project does so three and a half thousand off plan now let's look at the showber central because i like this

one this one is a very close comparable to uh one district because this is in the location of alpha jean um so very close to dmcc but your other side of the motorway and again it has a very similar offering there's a lot of residential there's commercial and then the shopping mall now this particular unit was 8.1 million durhams again around 1400 square foot for the unit coming

it at five and a half thousand dirhams per square foot off plan again very very close comparable obviously a bit of a different location but again i think to be honest the one district project at two and a half thousand dirhams per square foot is so so well valued and again it offers everything
